What’s the difference between a custom home and a spec home?
The main difference between a custom home and a home build for speculation (spec home) is really, who is paying for the construction and who owns the bare land. When we own the land, we are also responsible for paying for 100% of the construction of the home. When you purchase a home like this, you simply obtain a regular residential mortgage (either for a first or second home) from your lender. If you own the lot and want us to build a home for you, unless you have cash to pay for the land and construction, you must obtain a construction loan. In this case, your lender provides us with money throughout the construction process with which to build your home. When the home is complete, they usually have a program to convert the construction loan to permanent financing.

Can I choose my own floor plan, paint, floor coverings, etc.?
Yes, you can. In both instances, you do have choices. If it is a custom home, you have the most flexibility. If we are building the home as a spec home, we may limit some choices due to the fact that if you cannot complete the purchase of the home, we must be able to secure a buyer and not everybody's taste is the same. We are very easy to work with in both instances.

How long will construction take?
In most instances, we can have you in your new beach cottage in 12-14 weeks. Of course, schedules can change due to inclement weather, permitting delays, etc. We do strive to stay on schedule, and will keep you informed every step of the project.

How much will my new beach house cost?
Well, that, of course, depends on the size and finish. In all instances, the price of our spec homes is always listed. (Please see our current inventory of available homes.) Should you choose to upgrade your finish items, we will let you know the exact cost upfront. No surprises. For custom construction, once you know the house you want to build, we will give you a turnkey bid, based on our list of standard building specifications, and you can add upgrades from there. Again, no surprises will wait for you at the end of construction.
